Where an instrument provides for an increase in the rent that has been reserved by a lease (whether or not the lease is in writing) the instrument shall, for the purposes of this Act, be treated as a lease granted for an amount of consideration equal to the amount of the additional rent provided by the instrument for the remaining term of the lease.
