8 Lands lie in grant only

(1) All lands and all interests in land shall lie in grant and shall be incapable of being conveyed by livery or livery and seisin, or by feoffment, or by bargain and sale, or by lease and release, and a conveyance of an interest in land may operate to pass the possession or right to possession of land, without actual entry, but subject to all prior rights to the land.

(2) The use of the word ‘grant’ is not necessary to convey land or to create an interest in the land.
