(1) This Act applies
to land whether or not it has been brought under the provisions of the
Real Property Act 1886 .
(2) This Act applies
despite the provisions of the Real Property Act 1886 , the
Registration of Deeds Act 1935 , or any other law; in particular, the
statutory easement and the rights deriving from it are valid despite anything
contained in those Acts or any other law.
