(1) The rent payable
under a residential tenancy agreement accrues from day to day.
(2) If rent is paid in
advance, and the tenancy ends before the end of the period for which rent has
been paid, the landlord must refund the appropriate proportion of the amount
paid to the tenant or apply it towards other liabilities of the tenant to the
landlord.
