(1) Where a
unit holder is under a disability, the rights and powers of that unit holder
under this Act may be exercised on his or her behalf by a guardian.
(2) If a unit holder
is under a disability or cannot be found, the Court may on application by the
strata corporation or any other person with a proper interest in the matter,
dispense with any consent, approval or vote that would otherwise be required
from that person under this Act.
