The Commissioner upon
proof to his satisfaction of recovery of possession by a lessor or his
transferees by any legal proceeding may direct the Registrar to make an entry
of the same in the Register; and the term for which the land was leased shall
upon such entry being made determine but without prejudice to any action or
cause of action which shall previously have been commenced or have accrued in
respect of any breach or non-observance of any covenant expressed in the lease
or by this Act declared to be implied therein.
