23 Annual rent where minimum rent reduced because of uncontrollable
deterioration
Where, pursuant to the provisions of section 50 , the Land Valuation Tribunal
has fixed the amount to represent the deterioration in the quality of the land
through causes which were not reasonably within the control of the lessee or
any former lessee, the annual rent payable under the new lease shall be the
minimum annual rent, ascertained in accordance with section 22 , reduced by an
amount equal to 5% of the amount fixed by the Land Valuation Tribunal to
represent the deterioration in the quality of the land.
