152—Covenants implied in transfer of lease
In every transfer of a lease there shall be implied a covenant by the
transferee with the transferor, thenceforth to pay the rent by the lease
reserved, and to perform and observe all the covenants in the lease contained
or by this Act declared to be implied therein on the part of the lessee to be
performed and observed, and to indemnify and keep harmless the transferor
against all actions, claims, and expenses in respect of the non-payment of
such rent, or the breach or non-observance of such covenants or any of them.
