Strata scheme information to be given to lessee
186 Strata scheme information to be given to lessee
(1) A person who leases a lot or common property in a strata scheme (the
"tenant" ) must be given a copy of the following within 14 days after the
tenant becomes entitled to possession-- (a) the by-laws for the strata scheme,
(b) a strata management statement affecting the lot or common property.

Maximum penalty--5 penalty units.
(2) Subsection (1)(a) does not apply if the
tenant has already been given a copy of the by-laws under the
Residential Tenancies Act 2010 , section 26(2A).
(3) If a document referred
to in subsection (1)(a) or (b) is changed, the tenant must be given a copy of
the changed document within 14 days after the change takes effect. : Maximum
penalty--5 penalty units.
(4) A document required to be given to a tenant
under this section must be given by-- (a) if the lessor leasing the lot or
common property to the tenant is represented by a real estate agent in
relation to the lease--the real estate agent, or
(b) otherwise--the lessor.
(5) This section does not apply to a strata scheme that is part of a
community scheme.
(6) In this section--
"lease" includes a sublease.
